PRE-DESIGN SERVICES
The development of Existing Conditions information including: site survey and existing buildings documentation as required is completed during this phase. Program development to establish the Owner’s requirements for the Project and the Budget for the project will be evaluated and established.

 

SCHEMATIC DESIGN
Based upon the existing conditions, Owners Program and Budget, the Schematic Design Documents shall consist of drawings including a site plan and preliminary building plans, sections and elevations; and may include some combination of study models, perspective sketches, or digital modeling. Preliminary selections of major building systems and construction materials will be described. We will consider environmentally responsible design alternatives, such as mechanical systems, material choices and building orientation.

 

DESIGN DEVELOPMENT
The Design Development Documents shall illustrate and describe the development of the approved Schematic Design Documents and shall consist of drawings and other documents including plans, sections, elevations, typical construction details, and diagrammatic layouts of building systems to fix and describe the size and character of the Project as to architectural, structural, mechanical and electrical systems, and such other elements as may be appropriate. The Design Development Documents shall also include outline specifications that identify major materials and systems and establish in general their quality levels.

 

CONSTRUCTION DOCUMENTS
The Construction Documents shall illustrate and describe the further development of the approved Design Development Documents and shall consist of Drawings and Specifications setting forth in detail the quality levels of materials and systems and other requirements for the construction of the Work. We shall incorporate into the Construction Documents the design requirements of governmental authorities having jurisdiction over the Project.

 

BID AND CONTRACT DEVELOPMENT
During the Construction Document phase or sooner we develop a list of qualified contractors for the Project for the review and approval of the Owner. After the completion and approval of the Construction Documents by the Owner we shall (1) provide a process for obtaining either competitive bids or negotiated proposals; (2) determine the successful bid or proposal; and, (3) award and prepare contracts for construction.

 

CONSTRUCTION ADMINISTRATION
Upon the commencement of Construction we shall provide administration of the Contract between the Owner and the Contractor. Responsibilities will include (1) site visits to become generally familiar with the progress and quality of the portion of the Work completed, and to determine, in general, if the Work observed is being performed in accordance with the Contract Documents (2) review Applications for Payment and certify payments for the amounts requested and due to the Contractor (3) review and approve or take other appropriate action upon the Contractor’s submittals such as Shop Drawings, Product Data and Samples (4) authorize minor changes in the Work or as appropriate prepare Change Orders for the Owner’s approval and (5) determine Substantial Completion and Final Completion and Payment based upon a inspections indicating the Work complies with the requirements of the Contract Documents.
